Staging Your Home

Updated: Nov 2, 2023

Staging your home for sale is vital. Staging shows off what makes your house unique and entices buyers that walk through to make an offer. By highlighting your home’s best features, buyers will be able to imagine themselves living there, which should help the selling process take off!

Many people tend to overlook staging a home because it can include extra costs. However, it can pay off in the end, and you can even earn more than the price you would typically garner by increasing perceived value.

Here are Some of the Many Benefits of Staging Your Home

1. Stands Out in Front of Competition

If you’ve listed your home for sale online as well, people will probably get the opportunity to see pictures before making their decision to come for a tour and make an offer. If they aren’t attracted to it in pictures, they probably won’t bother scheduling a showing. Moreover, it can also help your home stand out if there is a lot of competition in the neighborhood.

2. Sells the Space Regardless of Size

Many potential buyers might be turned off by smaller houses or different layout plans. However, if you know how to set up your rooms, you will discover how to make the best out of the space regardless of its size. Even if your home is on the smaller side, house hunters will understand every room’s purpose instead of focusing on the small space and trying to figure out if it will work for them.

3. Opens New Doors for Higher Offers

If your home has a few flaws, such as being smaller or lacking enough lighting, working through the process of staging can help to appeal to more buyers. The entire purpose of staging a home is to help it feel light and airy to get potential buyers interested, and if multiple buyers want to live in your home, a bidding war can occur.

Instead of getting the average price, you may end up getting a higher offer because more people may be willing to bid higher because they will want to get a hold of your home!

4. Decreases its Market Time

If a home keeps sitting on the market, it becomes an old listing and becomes even more challenging to sell. The sooner you can sell, the better. The longer a house is listed for sale, the more discouraged buyers become, wondering what might be wrong with the property. Staging can help you expedite the sale.

Tips for Staging the Interior of Your Home

Here are some of the tips that you can follow to stage the interior of your home and improve your chances of getting offers:

● Prioritize Specific Rooms

Certain rooms appeal to most buyers, and those are the living room/dining space, master bedroom, bathroom, and kitchen. If you can’t afford to change up your house completely, focus on these specific rooms, especially if you’re trying not to burn a hole in your pocket.

● Create a Space for ‘Them’

The goal of staging your home is to ensure that prospective buyers can imagine living in the house where they can make memories of their own.

Create a unique charm while remembering that it’s a place for them to call home. While it may feel strange to live in if you haven’t moved out yet, it can help buyers connect. Start by storing away any pictures, personal souvenirs, fridge magnets, or other personal items. This step is called depersonalizing.

● Make it Spick and Span

Spring cleaning doesn’t hold a match to the kind of cleaning that a staged home should have. Every inch of your house needs to be squeaky clean – think ceiling and floor vents, fans, baseboards, furniture, and everything in between. A clean home shows buyers that you, the current owners, have taken care of the property so that they know it’s in safe hands.

● Arrange Your Furniture

If you want your home to look spacious, you should start by storing away any extra furniture or rearranging the layout so that there’s enough space for buyers to move around. Since they will be bringing their own furniture, you will want to ensure you have a blank canvas for them to paint on.

Tips for Staging the Exterior of Your Home

Follow these tips to help with staging the exterior of your home:

● Clean up Windows and Doors

A well-maintained home should be spotless, and if windows and doors are found dirty, potential buyers will be curious about what other maintenance jobs are left for them to do. Clean up before having showings so that they do not doubt your property before even stepping into your house.

● Revitalize Your Yard or Garden

Just like no buyer would want to see dirty spots in the house, it is also unappealing to have an unkept flowerbed filled with weeds. Have weeds pulled, grass mowed, out and any hedges trimmed before you open your home for viewing because it can really spruce up curb appeal.

● Evaluate and Clean Patio Furniture

While clean furniture inside of your house is important, so are the pieces sitting on your patio. A dirty lawn chair or an old patio set can cost you when it’s time to negotiate on an offer. Ensure that you’ve done a thorough cleaning of your patio furniture or, if necessary, remove or replace it.

● Improve Home Address Signs and Door Fixtures

While you need to focus on many things in your home, don’t forget about something simple like doorknobs and handles. If your door isn’t in bad shape, you don’t have to purchase a new door (although a fresh coat of paint does wonders!), but you can replace the handle and doorknob.

If your home address plate is broken or looking a little dull, visit a local hardware store and get a new one. Don’t forget about small things because they can go a long way when it comes to impressing potential buyers.
